Sold for €1 million thanks to decluttering, renovation, and home staging

Initial situation:

After a stroke, the owner was dependent on nursing care and the house needed to be sold. The property was full of old furniture, partly in very dilapidated condition. This greatly reduced the sales value.

Our steps:

We decluttered and renovated the entire house. Walls and ceilings were painted white, new laminate flooring was laid, and the bathrooms and toilets were partially renovated. We then went through the home staging process: refurnishing the house and presenting it in top condition.

Result:

The house was sold within 4 weeks for over €1 million, as there were several interested parties and the price was negotiated upwards. The asking price and the expected purchase price were around €800,000.

Purchase price exceeds expectations by €20,000

Apartment in need of renovation, 30 sqm, Munich-Laim, Fachnerstr. 45

Initial situation:

After the tenant moved out, the owner hoped to sell his apartment in need of renovation at the best possible price. In its existing condition, the price he could have gotten would have been unsatisfactory.

Our steps:

We renovated the apartment, painted the walls and ceilings, installed new vinyl flooring in the hallway and living room, and partially renovated the bathroom, including a new tiled floor. For home staging, we attractively furnished and presented the apartment.

Result:

The apartment was sold within 2 months for €280,000. The seller’s target price and asking price of €260,000 were exceeded by €20,000.

Sold for €2 million in just 4 months

Two-family house plus single-family house on property, Munich-Trudering, Kreuzerweg 35 and 35a

Initial situation:

The challenge with this project was that there were two different owners — both from the same family. There was no division of property in this case. This means the property wasn’t divided between the two owners. What made the sale even more difficult was that renters lived in one of the houses along with the grandfather, who had a lifelong right of residence.

Our steps:

We first surveyed the property and prepared a division of ownership. Then we persuaded the tenants to move out and found a solution for the grandfather’s lifelong right of residence.
The two houses were subsequently marketed both individually and as a complete package.

Result:

The entire property was sold within 4 months for a price of €2 million.
